What is PGSHF?
The Punjab Government Servants Housing Foundation was established under the PGSHF Act 2004 to provide affordable housing to Punjab government employees on retirement, or to their families in case of death during service. It works on a no-profit, no-loss basis.
How are plots allotted?
Houses and plots are allotted to members by entitlement seniority, based on the date of retirement or death and the priority of station.
Who can buy a PGSHF file or plot?
New memberships are no longer issued, so files and plots are bought on resale from existing members or owners — and anyone can buy on resale.
What is the difference between a file and a plot?
A file is a membership entitlement to a plot of a certain size in a scheme; the plot number comes later through balloting. A plot already has a number and location.
What are development charges?
Charges paid to PGSHF for the scheme's roads and infrastructure. For many files they are not included in the file price and become due before balloting. Each listing on this site says whether they are included.
How does transfer work?
Transfers go through PGSHF, which issues an NOC and a transfer letter. Biometric verification for the NOC can be done at the Project Director offices of developed schemes. PGSHF now runs an online e-Transfer Management System (etms.pgshf.gop.pk). We prepare the documents and go through the process with you.
What does a PGSHF transfer cost?
PGSHF charges a Rs 5,000 NOC fee plus a transfer fee of Rs 5,000 per marla on sale to a third party (Rs 25,000 for 5 Marla, 35,000 for 7 Marla, 50,000 for 10 Marla, 100,000 for 1 Kanal). Transfer to legal heirs on a member's death is free.
When can a plot be sold after possession?
Ownership passes on possession, and the plot can be sold three months after possession is taken.
